Concept Design Initiation and Drafting:
We kickstart the design process by crafting an initial concept plan, drawing inspiration from our pre-design discussions and the information provided by you. From there we'll develop a preliminary site plan, floor plan, and an overarching design concept. While this draft serves as the foundation, it's important to note that our approach allows for flexibility and refinement throughout the design journey.
Concept Meeting and Iterative Development:
Next, you'll meet with our design team to review the draft concept plan for your review and feedback. During this interactive session, we delve into your preferences, likes, and dislikes, allowing us to gather valuable insights to guide the evolution of the design.
Following the meeting, our design team will further refine the concept plan to address any adjustments or modifications. This iterative process ensures that the design aligns closely with your aspirations and expectations.
We will manage the approval of your project on your behalf to achieve consent, either via Development Application (DA) and Complying Development Certificate (CDC).
Development Application (DA):
If your project necessitates a DA, we take care of all aspects of documentation preparation for submission to local council. Our team will prepare and obtain the required plans and assessments, tailored to your project specifications and local council requirements. This documentation typically includes site analysis plans, floor plans, elevations, supporting environmental documentation, and more. We complete this process in-line your council's Development Control Plan (DCP), Local Environmental Plan (LEP), and relevant State Planning controls to ensure alignment and compliance.
Once prepared, we facilitate the submission of the documentation for review and approval by council, managing the entire process on your behalf.
Complying Development Certificate (CDC):
Alternatively, projects meeting specific standards may qualify for a CDC, offering a streamlined approval process.
Our team handles the preparation and submission of CDC documentation, ensuring adherence to prescribed standards and requirements. We navigate the process on your behalf, ensuring a smooth and efficient approval process. Although the process is more streamlined than a DA, it is inclusive of all construction documentation which means the preparation activities can take slightly longer, despite the overall process being shorter.
The Construction Certificate (CC) marks a critical milestone before the commencement of any building work. We streamline reaching this milestone by managing consultants and overseeing the design, ensuring a seamless transition from planning to construction. Leveraging our trusted network of local consultants, we facilitate a comprehensive approach to obtaining final approval.
This will typically include the engagement of structural, geotechnical, and civil engineers to complete their components of the design, engagement of a Principal Certifying Authority, completion of all construction design and detailing including materials and finishes, obtaining final statutory approvals, and preparing the final construction specification. We then submit all of the required documentation on your behalf and close out any outstanding items prior to the CC being issued by the certifier.
